As we searched for the perfect location to launch our fractional co-ownership program in Italy, Florence was at the very top of the list. This beautiful and historically rich city is the capital of Tuscany and ideally located for exploring the entire region – and all of Italy! It’s a beautiful and extremely livable city that is the perfect size for easily walking to all the sights in the historic center. There's a great atmosphere every season of the year along with so many tempting restaurants. Not to mention all the museums and fascinating sites, events, concerts and vibrant expat community. It’s a place you’ll fall in love with—if you haven’t already—and look forward to returning to again and again!

INCREDIBLE REMODEL AND COMFORTABLE MODERN STYLE

With an ideal upper level location—plus elevator in the building—the Maestro was the perfect setting for our dream team to work their magic transforming the space into an extremely comfortable home in Florence. Ann Huff from Huff Harrington masterfully created a two-bedroom, two-bathroom apartment with a comfortable open-plan modern kitchen, dining area and living room. A large set of doors lead from the living room to the terrace where you’ll find a lounge area and dining table – each area with seating for four people. The elegant bedroom 1 is full of light from a window and door opening to a small balcony with views toward the Chiesa di San Frediano in Cestello and the beautiful hills surrounding Florence. With plenty of storage and a full en suite bathroom, this space is inviting in every sense. In bedroom 2 you’ll find a workspace set below a sunny window and the second full bathroom located nearby. Both bathrooms are beautifully remodeled with clean lines and a sleek modern style.

Our popular fractional co-ownership program began in 2018 with Paris Perfect Shared and has grown to be an extremely in-demand service – with a waiting list of interested buyers. Each one of our Paris Perfect Shared apartments has sold out before official launch and owners tell us time and again how it’s the perfect solution for them. Thanks to our excellent management service, they can experience the joys of owning an apartment in Paris without any of the hassles. 

Thanks to the proven success of Paris Perfect Shared—and the interest expressed by our owners for other locations—we are excited to expand to Italy Perfect Shared. Here’s how it works: the Maestro apartment is divided into 13 ownership shares, which includes four weeks each year for every buyer. This is NOT a timeshare property or vacation club. You physically own part of the apartment, meaning you participate in the real estate value of the apartment. Your shares are fully deeded and can be sold or passed on to loved ones.

With the Italy Perfect Shared, you can savor the la dolce vita atmosphere of Florence in a comfortable home setting – without any of the worries or expenses that a second or third home brings.

Along with Paris Perfect, at Italy Perfect we’ve been remodeling and managing apartments in Europe for decades. We’ve brought all this experience to Italy Perfect Shared to offer you a second home in Florence that is carefully managed and maintained at a reasonable cost. Florence was the natural choice given its incredible history, charming size and ideal location for exploring Tuscany and Italy.

TERMS

The purchase price represents 1/13th share of the property. You will actually be an owner of the apartment, enjoying it to the fullest, without long-distance struggles or day-to-day hassles.

• The annual maintenance fee covers virtually everything including building charges, condominium fees, utilities, property taxes, turnover/cleaning, management, supplies, a five-to-ten-year depreciation cycle for appliances and normal wear and tear. Changeover and mid-stay housekeeping are included in the annual fee.
• The annual fee will not vary with the number of owners.
• Stays are 2 weeks + 2 weeks: Allocation of stays, two weeks at a time, is based on a rotational draft system so all owners have a fair chance for the most popular weeks. The first round of the draft locks in two consecutive weeks, and a second round guarantees two more consecutive weeks. As with other well-run properties, weeks can be exchanged with the other owners or lent to friends and family.
• Unused weeks can be rented through Italy Perfect.

HOW WILL I CHOOSE MY WEEKS?

• This is a great problem to have as there are no bad answers! Owners have two blocks of two weeks each per year. The rotational draft system ensures that all owners have a chance for the most popular times of year to visit.
• Florence is a beautiful and very livable throughout the year – with so much to enjoy every season. Spring when the wisteria blooms in the Bardini Gardens through summer are vibrant months. In autumn, you can sample seasonal specialties from the markets and in local restaurants in a more relaxed atmosphere. Winter is one of Italy’s best kept secrets, especially in Florence with its festive Christmas market, holiday decorations and great off-season vibe. No matter the time of year, Florence’s rich history is on display in the city’s incredible museums and cultural sites.

• Q: Why did you decide to expand from Italy vacation rentals to fractional ownership?
• A: Italy Perfect Shared began in Paris with our successful Paris Perfect Shared. Our clients had a strong desire to live in Paris, but were hesitant to step into full ownership. With fractional co-ownership they were able to feel at home in their favorite city – worry-free! Just as with Paris Perfect, we have a very clear advantage with Italy Perfect and our 20+ years of experience in the vacation rental market. We know how to locate, remodel and manage the most beautiful homes in Italy. We’ll handle every detail of creating your perfect home – from the location to the lighting and stunning décor. With our attention to detail and property management services, our owners step into a beautiful, impeccably clean apartment each time they arrive in Italy.
• Q: Will we need an Italian bank account or be liable for taxes in Italy?
  A: No, you will not need an Italian bank account nor will you have to personally file Italian taxes. The fees can be paid in US dollars to the US company set up to own the apartment through an Italian SRL (like an LLC). These ongoing expenses are already factored into the annual fee.
